phase, we define the project’s scope, establish a
realistic budget and timeline, and begin gathering the
essential groundwork—site surveys, measurements,
reports, and zoning or regulatory research.
We explore the site’s physical context, sun path,
climate conditions, and neighborhood characteristics.
Through interactive conversations, inspiration boards,
sketches, and concept diagrams, we begin to shape
your home’s story and functionality. We also take the
time to understand the details of your life—how you
cook, work, relax, and store. This allows us to design
a home that truly fits you.

2. Design
Development
Bringing the Vision to Life
This is where your project begins to take form. We refine
the layout, shape, and personality of your home,
developing floor plans, elevations, and interior volumes
with greater clarity. We explore key spatial elements—
staircases, ceiling heights, window placement—and
introduce strategies for natural light, air flow, and energy
and water efficiency.
Visual tools like 3D renderings, hand sketches, or virtual
reality walkthroughs help you see and feel your future
space. At the same time, we dive into the interior
architectural details—from cabinetry and ceiling treatments
to fixtures, tile, appliances, and hardware. By the end of
this phase, your home will feel real on paper—and we’ll
also provide an updated construction estimate.

3. Construction
Documents
From Design to Technical
Precision
With your design direction set, we move into technical
documentation. This stage produces a comprehensive set of
Construction Documents (CDs) required for permitting and
construction. These include detailed plans, elevations,
sections, and systems drawings for electrical, mechanical,
waterproofing, and more.
We coordinate closely with structural, civil, and mechanical
engineers, as well as other consultants such as interior
designers, landscape architects, and energy analysts. Our
goal is to ensure your home is well-integrated, codecompliant,
energy-efficient, and fully documented for
accurate construction.
While your permit application is under review with the City,
we continue finalizing interior selections and all material
specifications, down to the finest detail—ensuring nothing
is overlooked.

4. Bidding
(Optional)
Finding the Right Build
Partner
If you choose to bid your project, we help you select the
right builder. Whether working with a pre-qualified
contractor or reviewing multiple proposals, we guide you
through the comparison and evaluation process—looking
beyond price to understand capabilities, communication
styles, invoicing practices, and timelines.
We’ll participate in contractor interviews, review all bids
line-by-line, and ensure your project is in capable hands.

5. Construction &
Project
Management
Ensuring Your Vision Is
Built Right
Once construction begins, we remain actively involved as
your design advocate. We attend site visits at key
milestones, answer contractor questions, and review shop
drawings and materials for consistency with the approved
design.
From concrete pours to tile installation, we’re there to catch
issues early, approve critical elements, and make
refinements as needed. Our oversight ensures the final
result reflects the original intent—and your expectations are
not only met, but exceeded.
